BPO Services - Our team is equipped to handle a large amount of BPO's both for fee and free. Our knowledge of the area is based on experience. We will give you the full picture of the home, surrounding area, market conditions, and other factors that will affect the value of your asset. Our team knows what pictures you need to see and can deliver you a complete BPO quickly and always on time.
Field Team - Our Field team is out inspecting your assets daily. We fully document our files with pictures to give you a complete look at your asset. Our assets are the best cared for properties in the industry. We work with your field services to ensure the properties are trashed out, cleaned and marketable. We know the common problems to look for in order to prevent damage to the assets. We are familiar with local ordinances and laws to help minimize the violations and problems affiliated with local city code departments.
Accounting Services - Our accounting team is the best in the industry. We understand REO accounting and will thoroughly review your guidelines to insure that we are integrating with your accounting department seamlessly. Our accounting department utilizes Quickbooks accounts receivable and payable software which also integrates with our REO management software to insure we are getting vendors paid timely and getting our self reimbursed.
Preservation and Repairs - We employ a full time coordinator who works with the vendors, field services and contractors to insure that properties are properly maintained and that our asset managers are getting accurate bids quickly . We assure that all repairs are approved prior to start and we do Quality checks to ensure the work on the homes is done correctly. The file is fully photo documented and our communication is outstanding.
Listing/Marketing - Our listing coordinator is awesome. Her duties range from dealing with the banks tenants, to updating the listing, running adv advertisements, tracking price changes, updating the clients on listing progress, helping with marketing of the assets. Following up on showings and lockboxes.
Offers and Contracts - We have 2 full time employees in our offers/contracts department. We are sticklers on following your rules and guidelines to make sure we are representing you properly and generating you the higest and best offer possible. We fully review offers, make sure buyers are prequalified and help to advise you on each offer to help you make the best decision .
Closing Department - Our closing coordinators have combined over 20 years of experience in escrow and real estate. We know how to close REO properties, we understand the nuances of financing, repairs, appraisals, HOA's, violations and dealing with the other agents. Our asset managers are updated weekly on their files and will always know where things are at.
Contractors - If your company does not employ their own field services or contractors we have a full network of contractors, landscapers, pool repair, rekey and much more that knows how to deal with 'REO properties. OUr vendors are famliar with the billing processes our clients require, understand the need to document their repairs and are familiar with the nuances of REO.
Lenders/Home Warranty/Title/HOAs- we have a full team of professionals ready and waiting to help us in all aspects of the real estate field.

With the boom of the Bank Repo market, Sheri grew the team grew from 6 to over 20 in a matter of 2 years. In 2009 our team closed over 700 properties making our office the #1 woman owned office in Riverside County.
Sheri is your main contact and all clients receive her mobile # as their main contact # and I answer my phone when you call !
Sheri oversees the team and is actively involved in all areas of the business with a special focus on BPO Values.
We have the money to run our business. We can take on large or small REO accounts and completely cover the costs of repairs and maintenance that sometimes agents must carry on a large account. We have been doing this for years and our reserves are built.

Justin Richards
Field Team Manager - Partner- Broker/Assoc.
Justin has been in the real estate industry for over 15 years and manages the front end of our business from asset assignment to listing. Justin is a broker himself and manages his own assets as well as those of the team. Justin also specializes in helping sellers with Short Sales and is called by many of our bank clients to help clients in pre-foreclosure status to help them with short sales.
